Gutters in Alamo Heights

The houses between Broadway and the Olmos Basin were built from the 1920s through the 1950s, and a lot of them still carry some version of their original gutters: half-round galvanized on the Tudor and Colonial revivals, copper on the Spanish revivals with clay-tile roofs, and 1970s aluminum on the ranches added along the Terrell Hills side. Ninety years is a long time for a gutter. The galvanized ones are rusted through at the seams. The copper is usually sound but the joints have opened. The aluminum is on its second set of hangers and its last set of sealant.

Then there are the trees. The live oaks along Broadway, Patterson and the streets around Olmos Park are among the oldest in the city, and every March and April they fill a gutter to the brim with small leaves and catkins. Alamo Heights sits on the edge of the Olmos Basin, and the lots slope toward it. Most houses drain well once the downspouts are extended, but the older streets have clay pockets that hold water, and a downspout dumping beside a 1930s pier-and-beam or slab foundation keeps that soil wet for days. We extend every downspout four to six feet, and on a few flat lots near the basin we've buried a line to the curb.
